Same software underneath, two ways to pay for it. Which plan you're on comes down to one thing: non-profits — HOAs and condo associations included — get the discounted Non-Profit rate. Everyone else, rental operators and management companies, is on Pro. Neither is a lesser version of Arbor Lane; it's the same product either way.

Non-Profit plan

No minimum.

For non-profits — and homeowner and condo associations qualify, even though most aren't 501(c)(3)s. Being a community association is enough; we don't ask for tax paperwork. It's the same full product at a lower price, because of who you are. No floor to clear, so a small board pays for the doors it actually has.

Included: dues collection, governing-document storage, violation tracking, motions and elections and online voting, maintenance, messaging, signing, the resident directory, and the native apps — the whole job. White-label and a custom domain are the one Pro-only extra; an association that wants its own brand simply picks Pro.

Pro plan

$2.50 per door / month — $2.00 per door at 200+ doors

$20 / month minimum.

For rental operators and management companies. The standard rate. Once you're past 200 doors it steps down to $2.00 per door, so growing your book lowers your rate instead of raising it. White-label and your own custom domain come included — not a top-tier upsell.

Included: rent collection, leasing and signing, maintenance, owner reporting, budgets and vendors and banking in one ledger, messaging, the resident directory, the native apps — and white-label + custom domain on every Pro plan.

You pay per door, not per seat.

A door is a unit or a home — the thing the work actually happens to. You pay for the doors you run, and that's it. No per-seat fee that goes up every time you add someone to the team, no module list to decode where the price climbs as you turn features on. The whole product is on, and the price tracks the one number that maps to your work: how many doors you're responsible for.

That's also why a bigger operation pays less per door, not more — past 200 doors the Pro rate steps down to $2.00. Software that charges per seat punishes you for hiring; per-door pricing doesn't notice how many people log in.

Both plans are the full product — the difference is the rate, never the feature set. Every plan includes:

The questions that come up.

What's a "door"?
A door is a single unit or home — the thing the work happens to. You pay per door for the doors you run. It's the unit that maps to your work, which is why we bill on it instead of per seat or per feature. More on that on the per-door page.
Which plan am I on?
If you're a homeowner or condo association, you're on the Non-Profit plan at $1.50 per door — the non-profit rate (no 501(c)(3) paperwork required). If you're a rental operator or a management company, you're on Pro at $2.50 per door. Categories tell you which modules fit; the plan only sets the rate.
Why do associations pay less?
An HOA is a non-profit — and that's enough to qualify for the Non-Profit plan, even though most HOAs aren't 501(c)(3)s. We're glad to give non-profits a better rate, so associations pay $1.50 per door instead of the standard Pro rate. It's the same full product — a discount on the price, not a cut to what you get. (The one Pro-only feature is white-label; an association that wants it can choose Pro.)
What happens at 200 doors?
On the Pro plan, once you're running 200 doors or more, the rate steps down from $2.50 to $2.00 per door. Growing your book lowers your per-door rate; it never raises it.
Is white-label really included?
Yes — white-label and a custom domain come with every Pro plan. The app wears your company's name and lives on your own domain, so owners and residents see your brand, not ours. It isn't a top-tier add-on.
Is there a free trial?
Yes. You start a free trial yourself, no sales call, and have your first tickets, dues or rent, and announcements moving the same afternoon.
Am I locked into a contract?
Pricing is month-to-month by default. If you want help moving off an old system, our white-glove migration can include an annual term — but that's an option we offer, not something you're put into to get started. More on moving over on switching to Arbor Lane.
Can I switch plans or change modules later?
Yes. You can turn modules on and off as your needs change, and the price tracks your doors — it doesn't jump because you turned something on.
