Why we built this

The team behind Arbor Lane spent years inside legacy property software — both as operators and as the engineers paid to patch around its limits. We watched volunteer board members give up and pay vendors to do work the software should have done. We watched property managers run their portfolio out of a shared inbox because their PMS was slower than email.

So we built the thing we wished existed: warm, opinionated, AI-native through every surface, one price per door, no sales call required. Software that sounds like a careful neighbor, not a chatbot — and that doesn't make a volunteer treasurer defend a per-feature invoice in a budget meeting.

Why “Arbor Lane”

Property software has spent fifteen years naming itself like enterprise software. “Arbor Lane” sounds like a place, not a platform — residential without being sentimental. An arbor is structural, a frame that supports growing things; a lane is shared, walkable, neighborly. And it survives the boardroom test: a treasurer can say “we moved to Arbor Lane” out loud at an HOA meeting without a joke or a wince.
