Arbor Lane collects rent and dues through Stripe — the same payments rail trusted by the businesses you already buy from. Residents pay by card or bank transfer, autopay handles the ones who set it and forget it, and the money lands in your account on a schedule you can count on. Every payment reconciles back to the right door on its own, so the ledger stays right without you keying anything in.

What Stripe handles for you.

  • Residents pay the way they want. Card or bank transfer (ACH), from a phone or a laptop. A resident pays their rent or dues in a couple of taps; nobody mails a check unless they want to.
  • Autopay, set once. A resident turns on autopay and the next charge runs on its due date every period after, with a heads-up before it does. Fewer reminders for you, fewer late ones for them.
  • Payouts on a schedule you can count on. Collected money settles to your bank account on Stripe's payout schedule — predictable, not "whenever someone gets to it."
  • Reconciliation, done for you. Every payment is tied to the door it came from, so dues and rent land against the right unit in the ledger automatically. No spreadsheet, no matching by hand.

There's almost nothing to set up.

Stripe is built into Arbor Lane — you don't shop for it, install it, or wire an API key. The first time you set up payments, Arbor Lane walks you through connecting your account so Stripe knows where to send the money: a short, guided step that confirms who you are and where you bank, the same identity check any payments processor runs. Once that's done, residents can pay, autopay is available, and payouts start landing. Most operators are collecting their first payment the same day they set it up.

What it costs.

Card and bank-transfer payments carry the standard Stripe processing fee — the usual per-transaction rate for the payment type. Arbor Lane doesn't add a markup on top of it and doesn't take a cut of your residents' payments. Your Arbor Lane subscription is the flat per-door rate (Non-Profit $1.50 per door with no minimum, or Pro $2.50 per door, $20 a month minimum, $2.00 at 200+), and the processing fee is Stripe's, at Stripe's published rate.
